Remodeling Costs by City

The same bathroom costs more in some cities than others, mostly because of labor. These pages take our national ranges and adjust them for 25 U.S. metro areas, using the 2025 Cost vs. Value report's regional figures and each metro's construction wages from the Bureau of Labor Statistics. Each page adds local trade wages, a local line-item estimate, housing age, climate zone and the permit office.

Estimate Typical costs for a full, same-layout kitchen remodel (150 sq ft), a full, same-layout bathroom remodel (40 sq ft) and an asphalt roof replacement (2,000 sq ft): our national typical from each guide times the metro's factor (interior factor for kitchens and baths, roofing factor for roofs). Factors combine the Cost vs. Value division index with BLS May 2025 metro wages; see how we build metro factors. Not in the list? Use the regional index in any cost guide calculator, or the bid check calculator.

How to use these pages

  • Before bids: use the local typical cost to set a realistic budget, then add a contingency (see our contingency guide).
  • When bids arrive: compare each one against the local range and the line-item example, and ask about anything far outside it (see how to compare contractor bids).
  • Remember the limits: a metro is a big place. Prices in the urban core, outer suburbs and rural edges can differ as much as metros do.
