Basement finishing cost by size and layout

The two biggest inputs are how big the space is and how many rooms you build. Walls, doors and extra circuits for separate rooms add up, so an open plan costs less per square foot. We shift our blended rate down $5/sq ft for an open plan and up $5 for a three-room layout, based on the gap HomeGuide reports between the two.[1]

What the sources say Sourced

HomeGuide puts basement finishing at $30 to $50 per sq ft.[1] Angi's 2026 average project is about $32,000, and it uses a much lower $7 to $23 per sq ft for partly finished, smaller-scope basements.[2] The 2025 Cost vs. Value report priced a 20×30 ft entertaining space with a wet bar and a full bathroom at $52,012 nationally.[3] “Finishing” covers everything from paint and carpet to a full suite, so make sure every bid prices the same scope.

What drives the cost up or down

Water comes first

Finishing over a damp basement wastes money. Fix grading, gutters and any seepage before you frame, and budget for a waterproofing system if the walls or floor show water.

Egress and bedrooms

Sleeping rooms below grade generally need an emergency escape window or door, and a room usually needs a window, a closet and a door to be listed as a bedroom. Check your local code before you plan bedrooms.

Adding a bathroom

Below-grade plumbing is often the single biggest add-on, because floors may need to be cut for drains or a sewage ejector added. Placing the bath near the existing stack keeps costs down.

Layout

Every wall adds framing, drywall, a door and outlets. That's why our three-room rate runs $10/sq ft above our open-plan rate.

Heating, cooling and ceilings

Finished space needs heat, and low beams, ducts and pipes can force soffits or a drop ceiling. Our line items include a duct extension but no new equipment.

Contingency Estimate

Cracks, old wiring or poor drainage show up once work starts. We suggest holding back 10% to 20%. That's our planning guidance.

How long does it take to finish a basement?

HomeGuide estimates 4 to 16 weeks, depending on size, the number of rooms and the scope.[1] Waterproofing or structural repairs come first and can add time.

Do I need a permit to finish a basement?

In most places, yes, especially for new walls, wiring, plumbing or bedrooms. Our line items budget about $1,100 for permits, but your building department sets the actual fee.

What's the cheapest way to finish a basement?
