Is My Bathroom Remodel Quote Too High?

Quick answer Estimate
Over $41,000 is high

For a full, same-layout remodel of a 40 sq ft hall bathroom, our range is $17,500–$41,000, typically $25,000. A quote above about $41,000 is high for that scope at U.S. average prices, and above about $51,500 it's very high, unless the job moves plumbing, enlarges the room or uses premium finishes.

What a normal bathroom remodel quote looks like

Most "is my quote too high?" questions come down to comparing the bid with the right scope. A vanity-and-floor update and a gut remodel are both called bathroom remodels, but one costs two or three times the other.

What the sources say Sourced

HomeGuide puts most bathroom remodels at $3,500 to $25,000+ for a typical 35–50 sq ft room.[1] Angi's national average is $12,152, and it puts a full remodel at $25,000 – $80,000.[2] The 2025 Cost vs. Value report prices a midrange remodel of a 5×7 bath at $26,138.[3]

Example: is $35,000 too much for a bathroom?

For a full, same-layout remodel of a 40 sq ft bath at U.S. average prices, our checker says: In the normal range. Your quote of $35,000 is inside our $17,500–$41,000 range, 40% above our typical $25,000. That's a fair price for a primary bath, a tiled walk-in shower, moved plumbing or a high-cost metro, and a stretch for a basic hall bath. In an upscale primary bath, $35,000 is below our typical $50,000.

Why bathroom quotes run high

  • Moving plumbing. Relocating a toilet, shower or vanity means opening floors and walls. It's the biggest single jump in price.
  • Tile. Floor-to-ceiling tile, niches, curbless showers and large-format or natural stone tile add labor fast.
  • Hidden damage. Rot under the tub, failed subfloor, old galvanized pipes or undersized wiring show up once demolition starts.
  • Fixtures and allowances. A $300 vanity and a $3,000 vanity look similar on a bid that just says "vanity".
  • Permits, design and small-job markup. Bathrooms pack many trades into a small room: plumber, electrician, tile setter, painter, glass installer. Coordinating them costs money.
  • Location. Labor costs differ by region; see the table below.

What to do if your quote looks high

  1. Check the scope. Use the quote checker with the right finish level and your metro.
  2. Ask for an itemized bid with demolition, plumbing, electrical, tile, fixtures, permit and allowances listed separately.
  3. Get two more bids on the same written scope, and compare them line by line. Our guide to comparing contractor bids shows how.
  4. Hold a contingency. Plan 10%–20% for surprises in older bathrooms (contingency guide).

Bathroom quote FAQ

Is a $35,000 bathroom remodel quote too high?

For a basic 40 sq ft hall bath with the same layout, it's inside our $17,500–$41,000 range but well above our typical $25,000. It's reasonable for a primary bath, a tiled walk-in shower or a high-cost area.

How much should a bathroom remodel cost?

Typically about $11,000 for a partial update, $25,000 for a full same-layout remodel and $50,000 for an upscale primary bath, by our blended ranges.[1][2][3]

How much does a contractor mark up a bathroom remodel?

Angi says general contractors typically charge 10% to 20% of the project cost to manage it.[2] Overhead and profit are part of every fair bid.

Why are bathroom remodels so expensive per square foot?

Because the costly parts don't shrink with the room. Fixtures, plumbing, electrical, waterproofing and tile setting cost about the same in a small bath as a larger one, so small bathrooms have the highest cost per square foot in a home.

How many bathroom quotes should I get?

At least three, on the same written scope. Compare them line by line, not by total, and ask about anything one bid includes and another leaves out.
