Garage Conversion Cost

Quick answer Estimate
$14,400 – $35,200

That's our range to convert a two-car (400 sq ft) attached garage into a bedroom, office or family room with no new plumbing, with a typical cost of about $23,600 (about $59 per sq ft). A finished garage that still parks cars typically costs about $9,200. Adding a bathroom raises the typical conversion to about $35,200.

Estimate Our range, based on sources [1][2]. Planning numbers, not quotes. Plumbing, heating and cooling, and what it takes to bring the floor up to the house move the price most.

Garage conversion cost by type

What the garage becomes matters more than its size. Finishing a garage that still parks cars is mostly drywall, paint, lighting and flooring. Turning it into a room people live in adds insulation, heating and cooling, electrical work, windows and a new wall where the big door was. Plumbing for a bathroom is the biggest jump. The dollar columns use a 20×20 ft (400 sq ft) two-car garage.

Estimate Our range, based on sources [1][2]. For each tier we pooled the low, midpoint and high figure each source publishes for a comparable scope (a single benchmark figure counts once), then used the median as Typical and the middle half of the pooled figures as Low–High. Totals without a stated size were divided by our 400 sq ft reference garage. The living-space tier pools HomeGuide's per-sq-ft and two-car ranges with Angi's per-sq-ft range and its national average; the bathroom tier pools Angi's in-law suite range and its bedroom-plus-bath figure with HomeGuide's in-law suite range. See How we build our ranges.

What the sources say Sourced

HomeGuide puts converting a garage to living space at $50 to $200 per sq ft, or $5,000 to $50,000+, and a garage bedroom at $5,000 to $17,000.[1] Angi's 2026 national average garage conversion is $16,460 from 953 projects, with most between $5,996 and $27,348, or about $25 to $75 per sq ft. Angi puts a simple bedroom at about $12,000 and a bedroom with a bathroom closer to $25,000.[2] A full accessory dwelling unit with its own kitchen costs more; see our ADU cost guide.

Estimate Our living-space ranges (no plumbing) multiplied by the floor area: 12×20 ft, 20×20 ft, 24×24 ft and a typical three-car garage. The HomeGuide column is its published range to convert each garage size to living space.[1] Angi puts a 240 sq ft garage at $6,000 to $18,000 and a 440 sq ft garage at $11,000 to $33,000.[2] Small garages carry the same fixed costs (permit, infill wall, heating and cooling), so they cost more per square foot.

Line-item breakdown: two-car garage to a family room Estimate

Here's how we'd build the budget for turning a 400 sq ft attached garage into a family room or bedroom with no new plumbing: permit and drawings, a framed wall where the garage door was, a raised and insulated floor, insulation, drywall, electrical, a ductless mini-split, flooring, trim and paint. It's the checklist we'd hold every bid against.

Estimate Our line-item build comes to $28,150, about 19% above our blended typical of $23,600. The build includes permit drawings, a ductless mini-split, two new windows and an insulated subfloor. The published averages also include simpler offices and gyms that skip some of those, which pulls the blended typical down. Method: How we build our ranges.

What drives the cost up or down

The floor

Garage slabs usually sit below the house floor and slope toward the door. Most conversions build an insulated subfloor on top; HomeGuide puts raising or leveling a whole garage floor at $1,100 to $5,400.[1] Sourced

The garage door opening

The big door is usually replaced with a framed wall, a window or an entry door. Angi puts swapping the garage door for an entry door or sliding glass doors at $200 to $1,000, including framing.[2] Sourced

Heating and cooling

A ductless mini-split avoids running new ducts: Angi puts one at $1,500 to $4,000, and HomeGuide at $2,500 to $6,000 for one zone. Tying into the house system costs $400 to $600 per duct run by HomeGuide's figures, if the system has capacity to spare.[1][2] Sourced

Plumbing

New plumbing costs $450 to $1,800 per fixture by HomeGuide's figures, and adding a full bathroom $20,000 to $30,000+.[1] Sourced That's why our bathroom tier sits well above a plain room.

Electrical capacity

Angi puts conversion electrical work at $1,000 to $3,000, more if the garage has little wiring today.[2] HomeGuide lists a subpanel at $500 to $1,700.[1] Sourced

Permits and code

A garage that becomes a bedroom or living room has to meet the same code as the rest of the house, including insulation, heat, and windows for light and escape. HomeGuide notes codes may require a window for fire safety once the garage door access is gone.[1] Ask your building department about parking and zoning rules before you design.

Contingency Estimate

Old slabs, wiring and moisture problems tend to show up once walls open. We suggest holding 10% to 15% for a garage conversion. That's our planning guidance.

Regional cost differences

A garage conversion is mostly interior trade work, so we apply our interior cost index to our typical two-car conversion with no plumbing.

Garage conversion FAQ

How much does it cost to convert a two-car garage into a room?

About $14,400 – $35,200 for 400 sq ft by our estimate, typically about $23,600, if no plumbing is added. HomeGuide puts converting a two-car garage to living space at $10,000 to $50,000+, and Angi's national average garage conversion is $16,460.[1][2]

Is a garage conversion cheaper than an addition?

Usually, because the slab, walls and roof are already there. Our typical garage conversion with no plumbing is about $59 per sq ft, versus about $165 per sq ft for a one-story room addition in our home addition guide.

Do I need a permit to convert a garage?

Almost always, because the space becomes a habitable room. HomeGuide puts a garage conversion permit at $1,000 to $2,000 for an attached garage, and Angi at $300 to $1,000.[1][2] Our blended typical is about $1,000. Ask about parking and zoning rules too.

Does a garage conversion add value?

Angi estimates about 80% of the cost comes back in home value, more for a bedroom or suite than an office or gym.[2] Losing covered parking matters more to buyers in some neighborhoods than others, so check what's typical near you.

How long does a garage conversion take?

Angi puts a typical garage conversion at four to eight weeks, depending on size and complexity.[2] Permits and inspections can add time before and during the work.
